			<content:encoded><![CDATA[<p>Before you get too far ahead into the foreclosure struggle, gather important documents, files and other materials you are going to be asked to deliver at some point in the foreclosure process. </p>
<p><strong>Mortgage, contract for deed or deed of trust</strong>: If you financed the transaction of your home through a bank, then you should have a deed of trust or mortgage. If the seller offered financing, you may get a contract for deed.  All three documents specify your agreement with the lender, name the house as collateral for the debt, explain what the lender will do in the event of a default, and maybe even explain what the bank should do before foreclosing.</p>
<p><strong>Note</strong>: Contract or promissory note is your promise to pay the debt in full. The deed of trust or mortgage backs up your financial promise by offering your home as collateral. The note describes what you agreed and understood when you took the loan and what the bank may do if a deficiency comes up; that is, if the proceeds from the home auction are not enough to cover you debts.</p>

<p><strong>Modifications to the note or mortgage</strong>: If your bank agreed to alter the note or mortgage in the past, you should have the written documents showing those changes, including past forbearance agreements.<br />
Deed: The deed shows you as the lawful owner of the property asset, but it may also include warranties from the seller. You need to understand the type of deed you own and what that deed warrants.  </p>
<p><strong>Correspondence</strong>: Keep a copy of all documents and letters the bank and its attorney gives you and anything you give the bank. </p>
<p><strong>Notice of default</strong>: Save a copy of the NOD (notice of default). If your jurisdiction expects the lender to issue the NOD once a week for several weeks in the local newspaper or legal news, then cut it out every week along with the header of the newspaper to accurately show the publication date.  If you’re about to challenge that the notice was not properly published, you must have this information to prove the case. Read the notice carefully to ensure the information is correct and complies with what the bank agreed in the note or mortgage.<br />
<strong><br />
Trustee’s or sheriff’s deed</strong>: If your home has already been sold to other people, obtain a duplicate of the trustee’s or sheriff’s deed, which should also contain information about the redemption period (if any) and where you may go to redeem your home. Check the deed carefully for any errors; you may be able to dispute the sale if the deed contains serious errors.<br />
Canceled checks: If you sent mortgage payments to the bank or the bank cashed the checks in and mysteriously failed to credit your account, you must have a copy of the checks you sent previously. These can be important in proving that you paid punctually when the bank erroneously claims you didn’t.</p>
<p><strong>Bank statements</strong>: This can come in handy to prove checks that have been cashed in. If you choose to refinance your way out of the upcoming foreclosure or take out another loan to reinstate the mortgage, usually lenders wish to see your latest bank statements, as well.  </p>
<p><strong>Listing agreement</strong>: If you choose to place your house on the property market, get listing agreements from the real estate agent proving that you are planning to sell your house. You should also keep duplicates of any offers you get. In addition, ask your real estate agent to supply you with <span id="more-23"></span>duplicates of all marketing ads and fliers and a log of how many times he showed your house to potential buyers. If you’re having difficulty selling the house for enough cash to pay off the debt, all this information can assist you convince the bank to agree with a short sale </p>
<p><strong>Current appraisal</strong>: You may not wish to pay for another appraisal, if you already have an appraisal of your house’s market value recently, keep it handy. This information can be invaluable in convincing the lender to agree with a short sale and can help you in understanding the present market conditions so you can choose whether selling your house is a viable option.</p>
<p><strong>Phone logs</strong>: Save a written journal or voice records of all the phone conversations, and include a duplicate of these in your documents and files. These conversation records can be valuable down the line if and when you must recall a conversation.<br />
Keep anything else you believe may be crucial. Having more than you need is a lot better than requiring something later and not getting it.  The best way to keep all this important information organized and accessible is to use three-ring binders. If you can’t find a duplicate of your mortgage or deed or anything else that’s considered as the public record, find a time for a trip down to the local county building; you can generally obtain copies of most files and documents by paying a little per-page copy fee.</p>

			<content:encoded><![CDATA[<p>When foreclosure finally strikes, the first and essential order of business is to get a handle on your finances situation. Do whatever possible and achievable to keep more money flowing in than flowing out – try to boost your income with a second job or overtime, slash unnecessary spending, and sock away as much cash as possible.</p>
<p>What you do with the savings and added income depends exclusively on your strategy. If you are committed to saving your house, set aside the surplus cash for reinstating the mortgage or working out a payment plan with your bank. If saving your house is a lost cause, you may choose to squirrel away as much cash during the redemption phase as possible, so you have adequate nest egg to take when you move. Tucked in the sleeves of homeowners facing foreclosure threat is the bankruptcy card &#8211; a potent card that can halt foreclosure in its tracks. When you file for bankruptcy, you get an automatic stay telling your creditors to back off.</p>
<p>However, the automatic stay is only temporary solution until the court approves the bankruptcy filing or one of the <span id="more-20"></span>creditors has the stay lifted. If the bankruptcy is authorized, you can liquidate existing assets to pay off as much mortgage debt as possible and have the unpaid debts forgiven (under Chapter 7 bankruptcy) or rearrange your finances to pay off all of your debt over time (under Chapter 13 bankruptcy).<br />
The court is very unlikely to give you the bank relief from the automatic stay if you still have sizeable equity in the property, or if you and the attorney propose a workable plan for catching up the mortgage payments.</p>
<p>A forbearance agreement is the same with reinstating, except that you do not need to pay a lump sum all immediately. Your bank may agree to allow you make payments each month, in addition to the mortgage payments, until you fully pay the amount past due plus any fees, interest and penalties. If you owe $4,000 in back payments, for instance, the bank may allow you to pay $500 extra for 8 months to pay it off. You may then pick up where you left off. In a mortgage modification, the bank fine-tunes your mortgage. It essentially says, “Okay, you cannot afford these monthly payments, so let’s make some changes.”</p>
<p>The changes can include anything that is stated inside the mortgage, including the interest rate and term. By lowering the interest rate and adding a few months (or maybe years), the bank may be able to get the monthly mortgage payments down to a reasonable range.</p>

But Freecycle is very democratic and you can&#8217;t just take, you need to be a giver too if you want to be part of the community. Craigslist also has a Barter section and a Free section &#8212; both are ideal for looking for items for you baby. What could you barter? Try bartering with a professional photographer for a holiday photo to go on your holiday cards &#8212; you could give them freshly cut firewood. Every trade needs to be win-win. </p>

			<content:encoded><![CDATA[<p>It can be difficult to keep track of your money! It may seem like you’re living paycheck to paycheck, but it doesn’t have to be that way. Here are some simple tips for you to manage your own household budget, and have money left to spare!</p>
<p>Put it on paper. To begin, if you’re going to follow a budget, you must have the budget written down. Use whatever method you’re comfortable with, whether that be a sheet of binder paper and a pen, an Excel spreadsheet, or a program such as Microsoft Money.</p>
<p>Manage your money. There are certain monthly bills that you know will be roughly the same amount. If you get paid twice a month, make two separate budget templates. For example, design one budget for bills due when you get paid on the 1st of the month, another budget for your 15th of the month paycheck. You may be able to divide up the budgets so that you have approximately the same amount of money being paid out for bills during the first and the second parts of the month. Helpful hint: If you have a lot of bills due during the first half of the month, a quick call to your creditors will usually allow for a due date change, to even out the time of the month that your bills are due.</p>
<p>Allow for an allowance. If you’re someone who finds themselves with an empty bank account soon after you get paid, consider an allowance for yourself. For example, every paycheck allow $50 to spend on you- whether you choose to buy clothing, movies or a dinner out with friends, this is YOUR money to spend without feeling guilty. Just make sure that you keep to your limit. If you consistently spend beyond your allowance, it’s not a beneficial practice.</p>
<p>Save, save, save! After you’ve paid all necessary bills, set an amount to be deposited to a savings account from every paycheck. Whether it’s $20 a month or $200, every little bit adds up and you never know when you’ll have an emergency and need to access this money. (Just remember, new shoes do not equal an emergency!</p>
<p>Make it visible. If you have a certain place in your home where you usually sit to pay bills, print out your budget and keep the most current one in front of you. As you pay a bill, mark it off as a physical reminder that the task is finished.</p>
<p>If you keep order to your household finances, you’ll soon find that the practice of budgeting and saving money is easy!</p>
